BROWSE & FLAG PROPERTIES
Browse properties directly on your Realtor’s website. Flag your favorites in the system, which communicates your interest directly to your Realtor.
MOBILE FRIENDLY SEARCH
From the convenience of your phone, easily view homes and connect with your Realtor to send property inquiries.
VIEW HOMES
You and your Realtor tour homes meeting your criteria. Your Realtor helps you evaluate their relative merits and true market value.
MAKE AN OFFER
When you’re ready, your Realtor presents a written offer to the Seller, along with an earnest money deposit. The Seller generally accepts your offer or begins negotiations with a counteroffer.
REACH AGREEMENT
With your Realtor acting as your skilled negotiator, you and the Seller agree on price and terms, including a settlement date.
CONTRACT OF SALE
Your earnest money deposit is placed in an escrow account as specified in your contract.
SCHEDULE HOME INSPECTIONS
The home inspection, as well as any necessary or desired ancillary inspections (pest, radon, etc.) are scheduled. Should any concerns arise, your Realtor will help you and the Seller resolve them.
SETTLEMENT
CONFIRMATIONS
Date and location of settlement is confirmed with your Realtor and the settlement
company.
APPRAISAL & FINANCING FINALIZATION
Your lender finalizes the details of your loan and schedules an appraisal of the home.
HOME SERVICE VENDORS
To help ease the transition into your new home, your
Realtor introduces you to their network of trusted vendors for contracting and moving services.
HOME PROTECTION & INSURANCE
Your Realtor helps connect you with reliable providers of home warranties, home-owners insurance and title insurance.
FINAL CLOSING COSTS
Receive final Closing Disclosure from your lender, which shows the amount you need to bring to settlement.
FINAL WALK-THROUGH
You and your Realtor visit the home to ensure that everything that’s supposed to be conveyed is present and in the condition you expected, with nothing unwanted left behind.
SETTLEMENT
Sign mortgage and other documents
Provide certified funds for the required amount
The Seller is paid and you receive the title and keys
